Q: What will be built on the corner lot, adjacent to The Brownstones?
A: Phase II of The Brownstones. The developer has a real estate contract on that lot, with a long term due diligence period, that allows him to use the adjacent property as a staging area for construction of Phase I which has a Rhett Street address. Phase II will probably have an ONeal Street address.
Q: What will The Brownstones face?
A: The front facades of the Brownstones in Phase I will face the front facades of some of the Brownstones in Phase II. The developer has planned a 20' wide green space between the front facades of Phase I and Phase II. When finished, this will be a private, gated enclave of authentic, upscale Brownstones.
Q: Are floorplans, schematics or prices available yet for Phase II?
A: No, but stay tuned.
Q: Will any Brownstones in Phase II also face Rhett Street?
A: No, none planned at this time. The corner portion of this corner lot will probably include mixed use, with retail on street level, and office condos above. To see exactly what the developer has in mind, you need to schedule an appointment to see his conceptual sketches.
Q: What about guest parking at The Brownstones?
A: Guests can easily park on Rhett Street and on ONeal. At present there are no restrictions on parking on the streets immediately surrounding The Brownstones site. (Any specific questions abt possible changes in parking on these two streets should be directed to the City's Traffic Engineering, 864-467-4360.)
Q: How can the monthly regime fees for The Brownstones be so low, compared to smaller condos nearby with city garage parking?
A: The Brownstones were designed with low regime fees/maintenance in mind. As townhomes, each owner is responsible for their own exterior maintenance. The Brownstones' exteriors are stone and brick, which requires very little maintenance. And because each Brownstone enjoys a side by side two car attached garage, there are no city garage fees to include.
Q: What does the regime fee cover?
A: For specifics, pls refer to the documents tab on the Home Page where you can read the entire restrictive covenant, but in short, the regime fee covers common area maintenance of landscaping, and the cost and maintenance of the gated access with phone/intercom connection at the gate itself.
Q. How soon can I expect my Brownstone townhome to be completed?
A. That depends upon whether your unit is already underway at the time you sign a real property agreement. Units I and II (facing Rhett Street) broke ground in August 2007, and will be ready for occupancy in spring/summer 2008. At present, the expected construction schedule for each townhome from start to finish is about 10 months or so. That is standard for this level/complexity of construction, especially with brick and cast stone exteriors.
Q: Who has purchased the sold units so far?
A. Contracts are confidential, and we are not free to reveal the names of buyers who have already put their Brownstones under contract. We do not accept or encourage investors who intend to "flip" a Brownstone. The Brownstones proprietary contract to purchase is not assignable, with very narrow exceptions. So far, all the purchasers are local residents of Greenville who have chosen The Brownstones because they allow them to downsize, live in Downtown's historic West End neighborhood, without giving up any of the comforts and luxuries they love in their present home.
Q: Can I change or customize the floor plan of my Brownstone?
A: The short answer is YES, but of course it's easier and less costly if you buy before your Brownstone is actually underway.
Q: Can I change the exterior of my Brownstone?
A: No, because of the location within the city's historic West End neighborhood, the exterior design of The Brownstones has already undergone a rigorous review and approval process with the Design Preservation Commission (DPC). See the restrictive covenant for details on restrictions to exterior displays of "yard art," etc.
